Just in Time: Apple Production Company Leases Industrial Warehouse & Land

Just in time for the autumn season, an industrial warehouse of 141,500 square feet at 151 West Avenue in Orleans County has been fully leased to a local apple production company. The building and 6 acres were sold for $200,000, while a separate 63 acres of agricultural land were sold in April 2019 to a local farm owner for $135,500.

Originally built in 1920 as a 2,400 square foot storage facility, the building was home for many years to the Lyndonville Canning Company, which pioneered applesauce production. Additional buildings were added on throughout the decades to result in the square footage the property is today.

The unique refrigerated rooms and controlled atmosphere warehouse in the building allow for the apple storage process, which involves applying a wash to the apples to stop their growth, then removing the oxygen from the room to replace with nitrogen. The building can accommodate the storage of 645,000 bushels, or over one million apples.

HUNT Commercial Real Estate facilitated the recent transaction on both sides. The Licensed Associate Real Estate Broker for these transactions, Thomas Lockwood, had also previously been involved as the Broker Opinion of Value when the property had been sold to Bowman Andros.
