The property offers approximately 75 rooms with wide corridors and 2 sets of elevators and sits on a 1-acre lot with ample parking. Due to its prime City of Buffalo location, the building was marketed by Farrauto and Sutliff as a redevelopment opportunity for market-rate apartments and multiple local developers placed bids on the property. Per comments to Buffalo Business First by Kevin Dagher, vice president of Cederland Development Group, 1175 Delaware Ave. will undergo extensive exterior and interior renovations into a minimum of 70 apartment units and amenities including a business and fitness center. “It is a building with a great address,” commented Farrauto of the sale. “Given the valuable location, we felt it would be well-suited for redevelopment as multi-family residential development and look forward to seeing the upcoming renovations take place.” Per Buffalo Business First, the deal closed on October 18th for over $2 million and the building is anticipated to be tenant-ready by 2024.
